In Henderson, You Plat the Land Before You Split It or Build on It

A plat is the city's formal map of a lot. Henderson says an approved plat is needed before the city issues building permits. It is also needed before a parcel can be split up and legally sold.

Once approved, the plat is recorded in Rusk County plat records. That makes the lot lines official for the city process.

The first step is a meeting with Henderson's Community Development Department. Ask about street frontage, drainage, water, sewer, rights-of-way, or easements before a land split turns expensive.
